Do I pay you any fees? No — our service is free to you as the client; we’re paid commission by the lender on settlement, with no upfront or hidden fees.

How many lenders do you have access to? 80+ lenders, including major banks and specialist non-bank lenders.

How long does the process usually take? Basic pre-approval is often a few days once documents are provided; full approval and settlement depend on the lender, valuation, and file completeness — complex and SMSF files take longer.

First Home Buyers

What grants/concessions are available? First Home Owner Grants and stamp duty concessions or exemptions vary by state and depend on property value and whether it’s new or established — rules change, so check the current position for your state.

How much deposit do I need? Many lenders accept from a 5% deposit (subject to LMI); specialist products and guarantees can change the effective requirement.

Self-Employed & Complex

Can I get a loan if I’m self-employed? Yes, this is common — lenders want tax returns, financials and BAS; we present your income accurately and match it to lender policy.

What about company or trust structures? Handled regularly — documentation and serviceability calculations need careful preparation.

SMSF

Can an SMSF borrow to buy property? Depends on the property type — since 10 Aug 2026 new LRBAs can’t buy residential property; existing residential loans predating this are unaffected; LRBAs remain available for commercial property. See our SMSF lending page.

Do you give advice on whether an SMSF should buy property? No — that’s a financial planning/tax decision for your licensed advisers. Our role is the borrowing structure and lender process once your advisers have decided.
